Urban development, planning and spatial governance

Our major cities need to accommodate more and more inhabitants. At the same time, a wide variety of considerations – both commercial and public – need to be weighed up. LE34 advises on all phases of urban development, from preparation of local development plans and expropriation of land to subdivision of land registers, advice on spatial governance, subdivision of building parcels and optimisation of building density.

Land that used to be just bare fields and industrial districts in the country’s major towns has now been transformed into urban districts, or the transformation is well on its way. Over the past 20 years, LE34 has worked in close partnership with the companies responsible for this development across the country and is currently involved in almost all of the urban development projects in Aalborg and Copenhagen. Due to this extensive experience, we have gained an exceptionally sound understanding of the local development plans and other public regulations that need to be taken into account in major cities.

DGNB certification for sustainable urban development

Allocation and development of an area requires a full overview of opportunities and restrictions. Our certified DGNB consultants deliver highly qualified, holistic advice covering property-law, environmental, economic and social assessments. Our skilled planners know the Danish Planning Act inside out and can handle all the necessary preliminary work for local plans, environmental assessments, EIA reports, analyses, master plans, subdivision plans, overall plans and applications.

LE34 participates on a massive scale in urban development projects in Copenhagen and Aalborg

We have the honour of being the surveyors on more or less all of the urban development projects in Copenhagen and Aalborg. This has given us an in-depth understanding of the local development plans and other public regulations that need to be taken into account in the country’s major cities.

Mette Kapsch, Head of Legal, Solstra Capital Partners

Together with us, LE34 takes responsibility for project planning and understands the meaning of deadlines. They follow projects through to the end, whether they be within our organisation, for external partners or – not least – for public authorities. So, in addition to their role as surveying consultant, LE34 acts as our sounding board and adviser.

Development and optimisation

Allocation and development of land requires a full overview of opportunities and restrictions. LE34 provides highly qualified land tenure advice, securing the basis for investors and decision-makers to make qualified decisions. We check all registered easements thoroughly and explain in plain and clear language the associated rights and obligations.

Optimisation of building and lot coverage percentages is one of our main focus areas. It is not unusual to find that we can make much better use of a site by thinking differently.

Extensive preliminary work

Our talented planners know the Danish Planning Act inside out and are able to handle all of the necessary preliminary work and prepare local development plans, environmental assessments, EIA reports, analyses, master plans, subdivision plans, general plans and applications.

Our planners handle projects nationwide, for local authorities, private clients and partners.
