Aalborg East Harbour

At the water’s edge, strong reflections of light and fresh air dominate, while the remnants of the original harbour environment form a raw backdrop to the new architectural landmarks along Aalborg’s waterfront. LE34 helps ensure that the development plans can become reality.

Aalborg is one of the many harbour cities in Denmark moving more and more urban life to the quayside. LE34 is the regular chartered surveying consultant to contractor, urban developer and property investor A. Enggaard and helps ensure that the development plans can become reality.

The pull of the sea

The route from an idea for a new urban district to buildings ready for occupation is a long one. Before, during and after construction, LE34’s team helps turn those ideas into reality.

We played a key role in preparing the local development plan for the entire harbour area, which describes a project that complies with the municipal plan and other legislation. We work closely with A. Enggaard, advising on how best to use the harbour site, how to subdivide the individual plots and which easements and declarations are needed for property formation. We handle the subdivision of the plots, calculate BBR floor areas, carry out cadastral procedures and provide many other chartered surveying services.

New meets old

At the eastern end of the waterfront, the DLG Tower will stand out. It is both an old and a new building.

The original plan was to preserve the old DLG grain silo. Acting for A. Enggaard, LE34 carried out a 3D scan of the entire silo and used the data to prepare a basis for design and an addendum to the local development plan. This led to permission being granted to demolish the old silo and rebuild it to its original dimensions. In short, the silo will remain a landmark in the area, but the entire structure and all materials are new – in a modern, carefully considered design by C. F. Møller Architects.

The DLG Tower will contain owner-occupied apartments with views over the harbour and fjord, while the building behind the tower will provide social housing and student accommodation.

Worth a walk

The new district extends for 1.5 km along the southern side of Limfjorden in central Aalborg and includes numerous buildings designed by renowned architects such as Schmidt Hammer Lassen and C. F. Møller.

Many of the old industrial buildings have been demolished, and the new maritime district comprises new apartments, including developments by Himmerland Boligforening and Lejerbo, Aalborg University’s City Campus, shops, a concert hall, public spaces with planting and benches, and a long promenade that invites you to take a walk.
